Our
Guidelines For Investing -- Additional Office Criteria
The investment criteria we pursue can be either
100% fee-owned structures or joint venture-owned structures with
existing or new debt financing. Germania
of America is particularly interested in office or retail
investments located in cities such as New York, Washington,
Chicago, Boston, Atlanta, and Miami, priced between $20 million
and $300 million. Additional criteria includes:
- Mid- to high-rise
- Trophy, class A, and class B+ properties
- Multi- and single-tenant with national
exposure
- Long-term leases of 10-20 years with low
short-term rollover
- CBD or strong suburban markets
- Remaining tenants staggered at three-,
five-, and seven-year terms
