Our
Guidelines For Investing -- Additional Retail Criteria
The investment criteria we pursue can be either
100% fee-owned structures or joint venture-owned structures with
existing or new debt financing. Germania
of America is particularly interested in office or retail
investments located in cities such as New York, Washington,
Chicago, Boston, Atlanta, and Miami, priced between $20 million
and $300 million. Additional criteria includes:
- Neighborhood shopping centers with national
anchor exposure
- Long-term lease(s) of 10+ years
- CBD or strong suburban markets
- Strong demographics
